Renovating For Sale or Investment

The kitchen is the heart of the home, and when it comes to selling or leasing a residential property, this area is especially important. A newly renovated kitchen can make a huge difference, not only to the value of the home, but also to the amount of interest a property may receive.

A kitchen that is move-in ready can be a big tick for those looking to buy as it is usually the most costly room to renovate. Knowing it won’t need to be updated in the near future makes it less of a liability for the purchaser.

Your property can also be more likely to pool a larger selection of potential tenants if it has a sparkling new kitchen. Let’s face it, nobody wants to be cooking on ancient appliances in a dated and dysfunctional space!

Sophisticated, simple, and streamlined is an easy formula to follow when renovating for sale or investment.

We’re here to advise you on great kitchen design for all types of properties. Take this light and fresh renovation of what was an old, tired 70s style unit as an example of a cost-savvy yet incredibly stylish result.

Keep it simple

The cabinetry design is simple, using only Premium White for that fresh, airy feeling, and elevated with a door profile to add a little modern sophistication. This renovation features the Farquhar Kiev 10 door profile, a minimal Shaker style border. It was chosen by the owner as it ‘suits young and old, and gives a subtle touch of character’.

Integrating the dishwasher and rangehood streamlines the design whilst handle-less cabinets and drawers create clean lines for simplicity. Reducing visual bulk from the kitchen makes the space appear larger, which can work in your favour.

Lighten the space

This kitchen design draws in natural light by using neutral finishes that will appeal to a broader market. Keeping the cabinetry and benchtops light creates the illusion of spaciousness. This is especially advantageous in a small unit like this one, as it helps to make the area feel less crammed and closed-in.

The splashback is also illuminated by strip LED lighting that provides further visibility whilst cooking and of course, adds the wow factor.

Maximise storage

Aim to incorporate pantry units, drawers, overhead cupboards and benchtop storage to maximise the space available. This keeps the kitchen free of clutter and creates more useable benchtop space, which is ideal for smaller areas.

By working with an experienced designer at Farquhar, you reap the benefit of their skills in finding solutions to utilise corners and avoid wasted space. For example, this concealed nook keeps everyday appliances out of sight but still within easy reach.

Refresh the appliances

Renovating a kitchen is the perfect time to upgrade the appliances. This can be important for rentals, as repairing or replacing older appliances may end up costing more time and money down the track.

Invest in good quality and stylish appliances to enhance the kitchen’s value and appeal. This renovation incorporated appliances from reputable brands Fisher & Paykel and a sink & tap from Oliveri.

Use solid surfaces

For the kitchen benchtops, a solid surface material like Zenith in a modest 20mm thickness can give the overall space a sophisticated look and feel at a surprisingly affordable price point.

Plus, they are easy to care for and maintain thanks to their stain and heat resistant qualities.

Consider updating the laundry

Refreshing the laundry at the same time as the kitchen can save on the future costs of design, delivery and trade work whilst adding significant value to the home.

A stylish yet practical laundry update can be achieved in more affordable materials than the kitchen. Replicate the look and feel of the kitchen with simple cabinet doors in a matching colour and a laminate benchtop with a similar pattern to keep costs down.

Level of Investment

Renovations do not have to be packed with high-end finishes, and this applies especially for a property that is going to be sold. The new owners may want to change the space entirely to their taste, so it’s best to opt for a simple and neutral kitchen that has broad market appeal.

The good news is, that can be easily achieved on a smaller budget. With a clever custom design, certain finishes can result in a lower cost investment that still looks great and is high quality.
